Muchas correcciones no retrasan tu cierre.

Si algo no cuadra

  1. Llama a tu loan officer de inmediato. No esperes al día del cierre.

After weeks of paperwork, a five-page document full of numbers arrives. It is tempting to just sign. But the Closing Disclosure is your last chance to catch errors before committing for 30 years.

What it is

The Closing Disclosure is the form that shows the final details of your mortgage: the terms, your projected monthly payments and your closing costs. Your lender must give it to you at least three business days before closing.

It is the final version of your Loan Estimate, so keep them side by side as you review. Use your most recent Loan Estimate, because there may have been revised versions.

Not all loans use this form. For example, reverse mortgages and HELOCs get other documents.

What to check, section by section

Your details

  • That your name and contact information are spelled correctly. Even a small error can cause problems later.
  • That the property address is correct.

Loan terms

  • That the term, purpose, product and loan type match.
  • That the loan amount is the same. If it went up, ask why. Closing costs may have been rolled into the loan: you pay less at closing but more overall because of the added interest.
  • That the interest rate is the one you agreed to.
  • That no unexpected prepayment penalty appears.

Projected payments

  • That your estimated total monthly payment matches.
  • Which items are not in escrow. If something is not included in your escrow account, you will have to pay it yourself.

Costs and cash

  • That your closing costs match. If there are significant changes, ask for an explanation.
  • That your Cash to Close matches. It is what you need to bring to closing, and it is not the same as total closing costs.
  • That the credits you negotiated with the seller or lender appear.

Which costs can rise and which cannot

Not all costs follow the same rules. Simplified:

Type of costCan it rise?
Charges from the lender or its affiliatesAs a general rule, no
Third-party services from the lender’s list and recording feesUp to 10% in total
Prepaid interest, home insurance and escrow depositsYes, if the estimate was made in good faith
Third-party services you chose off the listYes

These limits can be adjusted if there is a valid change, for example if you switch loans or a new circumstance comes up, and the lender sends you a revised Loan Estimate. To learn about each cost, see the closing costs guide.

If you end up paying more than allowed, the lender can fix it by refunding the difference no later than 60 days after closing.

Which changes restart the three days

Many corrections will not delay your closing. Only three changes require a new three-business-day period:

  1. The APR becomes inaccurate. As a general rule, that happens if it changes by more than 1/8 of a percentage point, or 1/4 of a point on irregular loans.
  2. The loan product changes, for example from a fixed to an adjustable rate.
  3. A prepayment penalty is added.

Other changes are reflected in a corrected document, which you must receive no later than closing day. If you have a genuine financial emergency, the law lets you waive the waiting period in writing, but only in very limited cases.

If something looks off

  1. Call your loan officer right away. Do not wait until closing day.
  2. Ask for the explanation in writing and, if there is an error, a corrected document.
  3. Compare the corrected version before you sign.
  4. Do not sign with doubts. If something important is not cleared up, ask for more time.

Closing day

  • Bring the ID you were asked for.
  • Confirm how to pay your Cash to Close.
  • Compare the numbers with your Closing Disclosure one more time.
  • Ask about anything you do not understand before you sign.

Watch out for fraud. Before sending money, call the title company at a number you have already verified. Never use the phone number in an email with “updated” instructions. You can read more in the mortgage scams guide.

If you have not reached this stage yet, start with the documents list or apply here and we will guide you through closing.

Preguntas frecuentes

When should I receive the Closing Disclosure?

At least three business days before closing. That time is for you to compare the final terms with your Loan Estimate and ask questions before you get to the closing table.

Does any change restart the three days?

No. Only three changes require a new three-business-day period: the APR becomes inaccurate, the loan product changes, or a prepayment penalty is added. Other changes are corrected in an updated document without restarting the clock.

Can my costs be higher than on the Loan Estimate?

Some can and some cannot. As a general rule, the lender's charges cannot rise without a valid change; certain third-party services can rise up to 10% in total; and others, such as home insurance or prepaid interest, can change.

What if I was overcharged?

If you paid more than the limits allow, the lender can fix it by refunding the difference no later than 60 days after closing. Ask in writing and keep your documents.
